Fantastic views over crystal clear Hutchins Lake await you at this cool 4-bedroom cottage perfect for a summer/fall/spring getaway! This cottage is also great for fall or spring as you can also relax on the expansive patio with fire pit and hot tub overlooking the lake, enjoy nearby Crane's Orchard or walk to Fenn Valley Winery or the newly opened Virtue Cider (owned by Goose Island Brewers). This cottage has its own private dock, bring a boat or just hang out and fish off the dock. Cozy up in front of the fireplace inside and 42 in. Plasma TV and Dish Network in the roomy living area. Open concept living area with dining area in the kitchen allow for great meals and time together while four bedrooms give you space of your own. Bedroom 1 has a King bed, bedroom 2 and 3 have queen beds, bedroom 4 has two single beds. There are two full bathrooms with shower tubs.

**Please note: the home is separated from Hutchins Lake by a 25-mph two-lane road. Traffic is generally limited to those living or staying on the lake - it is not a main road through town.**

By renting this cottage you are agreeing to the following rules:

1.) All of our rentals are non-smoking.
2.) You and your guests are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
3.) Please get permission and special instruction if you plan on bringing a boat. Tents of any kind are not allowed. There is parking for 3 cars behind the cottage.
4.) Do not move the furniture.
5.) Each cottage has a maximum number of guests that is listed on this contract you must verify that it is correct. That number is not to be exceeded - this includes children and adults. For fire safety, we are required to limit the number in each home. If additional people are found to be staying at the cottage the entire group will be asked to vacate with no refund. Inflatable mattresses or alternative sleeping other than pack n plays or cribs are not allowed. Tents are also not allowed on the property.
6.) 6.) Pets are permitted with approval and payment of pet fee. If a pet is on the property without permission then there will be a $150 fee and it will be required that the owner board the pet immediately.
7.) Damages are to be reported during your stay. If we find damage after you vacate, you authorize the charge to your credit card for replacement or repair or provide another credit card number, pay by cash or check. Damages reported upon arrival will not be guests' responsibility.
8.) Cleaners will come to the cottage after you have departed - they will not visit to clean, change linens, or replace towels during your stay. Please contact the office should you need assistance during your stay regarding any cleaning items.
9.) Grills are to be cleaned after each use.
10.) Quiet time is after 11pm nightly. We do not tolerate loud groups and college like parties anytime of the day or night.
11.) You are at least 25 years old and will be able to verify with valid identification during your stay if needed.
12.) Weddings and formal events are NOT permitted on our properties, if there is found to be a formal event on the property the entire group will be asked to vacate the property with a no refund. It is acceptable to have a visitors during the day hours but that number can not be more than double the maximum occupancy of the cottage.
13.) No more than 5 people in the hot tub at a time. Please rinse of all oils and lotions before entering the hot tub as the filter will not be able to keep up. KIDS CAN NOT BE IN THE HOT TUB WITOUT AN ADULT!
14.) There may be wood for the fire pit and fireplace that you are welcome to use but it is not provided. You can get firewood at most all local gas stations and stores.
